The Hill neighborhood in Seal Beach is so named for the gradually sloping hill this track was built on in the late 50s. Unlike Old Town, the homes in this neighborhood were built on larger lots (50′ x 100′) which provide room for front and backyards.
 

 

Due to the lack of multi-unit buildings in this neighborhood, there is nearly zero parking impaction on the streets. It’s not uncommon to see “children at play” signs in the street while kids play street hockey and skateboard. Most of the streets experience relatively low traffic so people are often seen walking with friends or pets.
 
A few of the reasons people say they love living on The Hill is the ability to walk to Main Street, McGaugh Elementary School, and Gum Grove Park. Aside from providing an excellent education for grades K – 5, the elementary school is home to a public swimming pool, and tennis & basketball courts.
 

 

A popular place to exercise is a park on the back side of The Hill known as Gum Grove park. It has trails for riding bikes, running and walking dogs, and even driving radio-controlled cars.
 
The Hill neighborhood is also conveniently located within walking distance of the Pavillion shopping center. The center is home to the local grocery store (Pavilions), CVS with 24 hr drive-through pharmacy, sushi restaurant and sports bar, dry cleaner, and several personal care businesses.
 

 

If all this isn’t enough, simply cross Pacific Coast Highway and you’ll find yourself on Main Street in the heart of Old Town Seal Beach. From here you are only 3 blocks to the famous wooden pier, sandy beach, and surfing.
