Park West Seal Beach is conveniently located about an 11-minute drive from Old Town Seal Beach. This quaint Seal Beach suburb is a quiet location and feeling of seclusion with only one road in and out that takes you on a bridge over the San Gabriel River. 

 

 

Because of the location of this neighborhood, residents enjoy close proximity to nearby Edison Park, Edison community gardens, and the San Gabriel River trail. With no apartment buildings in this area and only one road in & one road out, there is very little street traffic creating a safer environment for children to play.

A few of the reasons people say they love living in College Park West is the close-knit feel of this community, pride of ownership displayed by neighborhood homeowners, and access to areas that support an active lifestyle. Resident’s here also enjoy close proximity to shopping (Ralphs is 2.8 miles, Gelsons is 2.6 miles and Whole Foods is 2.7 miles).

 

 

As you may have guessed by the name, College Park West has two large park areas with a community garden nestled in between. The first area seen from College Park Drive offers a children’s playground, and basketball court, and the second back area baseball diamond and soccer field.

College Park West is very much pride of ownership neighborhood and is family-friendly. With only one entrance & exit and five cul-de-sacs, it’s common to see children playing in front of their homes. Often times you’ll find residents walking their pets through the neighborhood streets in the early morning or late afternoon.

 

Unlike many neighborhoods in Seal Beach, College Park West remains a well-kept secret and experiences very little turnover. In 2013 only nine homes were sold, which was an increase from 2012 when only eight homes were sold. Because of steady demand and low inventory levels, the average home took only 53 days to sell in 2013. For these reasons, College West makes for a sound investment and a great place to call home.
